Welcome to Lessor. These Terms of Service ("Terms") govern your use of the Lessor mobile application ("App") provided by Lessor ("we," "our," or "us"). By downloading, installing, or using the App, you agree to be bound by these Terms.
By accessing or using the App, you confirm that you are at least 18 years of age and agree to comply with and be bound by these Terms. If you do not agree to these Terms, you must not use the App.
Lessor is a property management tool designed to help landlords and property managers send automated rent reminders to tenants, track rent payments and maintenance charges, manage leases, document property condition with photos, and view financial reports. The App is a management and reminder tool only — it does not process, transfer, or facilitate actual rent payments or financial transactions between landlords and tenants.
To use certain features of the App, you may need to create an account. You agree to:

Lessor offers both free and premium subscription tiers:
Billing: Subscriptions are billed through Apple's App Store. Payment will be charged to your Apple ID account at confirmation of purchase. Subscriptions are managed by RevenueCat on our behalf.
Renewal: Subscriptions automatically renew unless auto-renewal is turned off at least 24 hours before the end of the current billing period. Your account will be charged for renewal within 24 hours prior to the end of the current period.
Cancellation: You may cancel your subscription at any time through your Apple ID account settings. Cancellation takes effect at the end of the current billing period. No refunds are provided for partial billing periods.
Free Trials: Lessor offers a 7-day free trial for new subscribers. You will not be charged during the trial period. At the end of the 7-day trial, your subscription will automatically begin at the applicable rate unless you cancel before the trial ends.
Price Changes: We reserve the right to change subscription pricing. We will notify you of any price changes in advance. Continued use after a price change constitutes acceptance of the new pricing.
You agree not to:
All content, features, and functionality of the App — including but not limited to text, graphics, logos, icons, images, and software — are the exclusive property of Lessor and are protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any part of the App without our prior written consent.
You retain ownership of any data you enter into the App, including property information, tenant details, payment records, maintenance charges, lease documents, property photos, and notes ("User Content"). By using the App, you grant us a limited license to store, process, and display your User Content solely for the purpose of providing and improving the App's services to you.
You are solely responsible for the accuracy and legality of your User Content. You represent that you have obtained any necessary consent from tenants before adding their contact information to the App for the purpose of sending rent reminders.
THE APP IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
We do not warrant that:
Lessor is a management and reminder tool for landlords. We are not responsible for any late rent payments, fees, penalties, tenant disputes, lease enforcement issues, or other consequences resulting from missed reminders, even if our notifications fail to deliver. Property photos stored in the App are for your personal documentation and do not constitute legal evidence.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LESSOR AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, USE, OR GOODWILL, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE APP.
Our total aggregate liability for any claims arising from your use of the App shall not exceed the amount you have paid to us in subscription fees during the twelve (12) months preceding the claim.
You agree to indemnify, defend, and hold harmless Lessor and its affiliates, officers, directors, employees, and agents from and against any and all claims, damages, losses, liabilities, and expenses (including reasonable attorney's fees) arising out of or related to your use of the App or violation of these Terms.
We reserve the right to suspend or terminate your access to the App at any time, with or without cause and with or without notice. Upon termination, your right to use the App ceases immediately. You may also delete your account at any time through the App's settings.
Provisions that by their nature should survive termination will survive, including ownership provisions, warranty disclaimers, indemnity, and limitations of liability.
We may modify these Terms at any time. We will notify you of material changes by posting updated Terms within the App and updating the "Last updated" date. Your continued use of the App after changes constitutes acceptance of the modified Terms. If you do not agree to the updated Terms, you must stop using the App.
These Terms shall be governed by and construed in accordance with the laws of the State of California, United States, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the courts located in San Francisco County, California.

If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
